High-rise apartment fit-outs

The dominant Gurugram project. A handed-over shell with builder-grade flooring, a token kitchen and no storage, in a tower where the structure and services are immovable. Everything worth doing happens inside those constraints — which makes joinery, lighting and material selection the entire design, because the plan can only flex so far.

Replacing builder finishes

A great deal of our work here is undoing what came with the flat. Builder kitchens are usually undersized and poorly specified, bathroom fittings are chosen on cost, and the flooring is laid to a price. Replacing these at handover is far cheaper and less disruptive than doing it in three years, and it is the single biggest lift in how an apartment feels.

Single rooms done properly

Gurugram clients often start with one room — a living room, a master bedroom, a kitchen — partly to test the studio and partly because a full fit-out is a bigger commitment than they are ready for. We are happy to work that way, and a good number of these become full-home projects later.

The service core decides the plan

In a high-rise, the position of the plumbing stack fixes where kitchens and bathrooms can be. Moving a bathroom is occasionally possible and rarely advisable — long horizontal runs mean shallow falls, and shallow falls mean drainage problems that show up later. We design around the core rather than fighting it, and get considerably more out of the plan by doing so.

Tower logistics shape the programme

Service-lift bookings, restricted working hours, material movement windows and debris removal rules are all controlled by the building, and in some towers they are strict enough to dictate the sequence of work. We confirm these before writing the programme, because a schedule that assumes free access to a service lift is a schedule that slips.

Glass, heat and west-facing flats

Large glazed apertures are common here and are wonderful until an afternoon in May. West and south-west facing rooms need a serious answer on solar gain — layered window treatment, sometimes film, and a lighting scheme that accounts for a room being unusable at certain hours unless it is shaded properly.

Everyone is renovating at once

In a newly handed-over Gurugram tower, dozens of flats are being fitted out simultaneously. That means competition for service lifts, noise from neighbouring units regardless of your own schedule, and a genuine risk of your programme slipping because the building's shared infrastructure is saturated. Booking access early and sequencing the noisy work into the windows the building permits is the practical answer, and it needs building into the timeline rather than discovering in week three.

Questions about working in Gurugram

Kitchens can sometimes shift within the same service zone. Bathrooms almost never move well, because drainage depends on a fall back to the stack and long shallow runs cause problems that only appear once you are living with them. We will tell you honestly when a change is technically possible but a bad idea.
