The challenge

Three generations, one floor plate, and a builder layout that had solved for none of them. Grandparents needed a bedroom that did not involve stairs or a long walk to a bathroom. Two working parents needed somewhere to take calls that was not the dining table. Children needed floor space. And the family ate together every evening, so whatever we did could not turn the home into a set of sealed private rooms.

Our approach

Layouts were reworked around how the family actually gathers, then resolved in 3D before any work began. Storage was pushed into joinery so the living areas could stay open.

Rebalancing the plan

The original layout gave the largest room to a formal living room that would have been used a handful of times a year, and squeezed the dining space into a corridor. We reversed that priority. The dining table became the centre of the home with room to seat everyone properly, the formal living room shrank into a flexible sitting area, and the second bedroom was reconfigured with an adjacent bathroom so the grandparents' side of the home works without stairs.

Storage that disappears

A house this full needs an enormous amount of storage, and storage is what makes rooms feel small. So almost none of it is furniture. Full-height joinery runs along the circulation walls where nobody stands, wardrobes are recessed flush rather than standing proud, and the television wall is a storage wall with a screen on it. The living areas contain very little that is not seating, which is why they read as open despite holding a family's entire possessions.

Two places to work

Rather than a study nobody would share, we built two work positions into rooms that were otherwise idle during the day — a desk integrated into the master bedroom joinery, and a second at the end of the living-area run with its own light and a door that can be closed. Neither takes floor area from anything else.

Keeping it one home, not four

The risk in a house serving this many people is that it fragments into private territories connected by a corridor. We worked against that deliberately. Materials and the joinery language stay consistent throughout, so moving between rooms does not feel like moving between projects. Sightlines were kept open where they could be — the dining area is visible from the kitchen and from the entrance, so the centre of the home is always apparent. The private rooms are genuinely private, but they read as parts of the same house rather than as separate flats.

The outcome

Delivered turnkey by our own civil and carpentry teams, with staged quality checks against the approved drawings at civil, carpentry and finishing. The family moved in without a snag list of any length, which on a project this size is the measure that matters. A year on, the storage is still absorbing what the household generates — the test any full-home project eventually faces.
